Primary Responsibilities: A seasoned professional who will assist in overseeing the commercial aspects of mixed-use projects, primarily in Atlanta and along the East Coast as well as hold the position of Assistant General Manager for 210,000 square foot high-rise office building.

Essential Functions:

• Assist in the preparation and implementation of annual budgets for East Coast properties, including income and expenses, in collaboration with the regional and local Maintenance and Property Management representatives, and the Director of Commercial Property Management.

• Collaborate directly with regional and local Maintenance and Property Management representatives to propose and implement annual and long term operations and maintenance programs, in order to maintain the assets in first-class condition and appearance and to minimize long-term costs to the Company.

• Qualifies potential vendors to perform services related to the operation, repair and maintenance of the commercial components of the East Coast projects, either separately or as part of an allocated service for the entire property, in collaboration with the regional and local Maintenance and Property Management representatives.

• Assist in the enforcement of processes for overseeing the delivery of space to tenants for build-out of tenant improvements, as well as rules and regulations related to all work performed by tenants and the conduct of tenant onsite contractors.

• Interpret and enforce commercial leases, in consultation with the corporate Legal Department, the Director of Commercial Property Management and on-site personnel.

• Work directly with Accounting to calculate, bill and collect rents and other charges due under commercial leases, including assisting with the annual reconciliation of CAM, RET and Insurance charges.

• Participate in monthly reporting of maintenance and operational items for projects on East Coast.

Qualifications and Additional Skills:

As a primary point of contact for our commercial tenants, the Commercial Property Manager must:

• Be a pro-active relationship builder, a strong communicator and a team player by personality.

• Be able to develop and maintain working relationships with both external stakeholders (tenants, vendors, local authorities) and internal stakeholders (local and regional maintenance and property management, accounting, legal, development) in order to maximize organizational productivity and effectively utilize the network of personnel in the field.

• Work within the Company’s strong culture of collaboration, which dictates proactive communication to anticipate issues and prompt responsiveness when they arise.

QUALIFICATIONS

• 5+ years experience in commercial property management is required, with Class A office building as well as mixed-use or shopping center environment.

• Bachelor’s degree preferred

• Computer-literate, comfortable in a Windows environment, with knowledge of MRI (preferred), JDEdwards or similar property management and account software and Angus Anywhere software

• Ability to travel

• Excellent communication and interpersonal skills required.

Position Summary: Manages overall maintenance requests (both, called in service requests and preventative maintenance items) for the office building. Assists with the maintenance of the building’s HVAC systems and other mechanical equipment throughout the building.

Primary Functions

• Monitor the operating condition and control parameters of all HVAC and mechanical equipment. This includes ensuring a comfortable building climate.

• Assist in routine repair and emergency maintenance operations of HVAC and mechanical equipment.

• Perform maintenance calls, interacting directly with tenants, including routine plumbing emergencies, minor equipment malfunctions, electrical and lighting repairs, HVAC concerns, and minor structural repairs (ceiling, ceramic/vinyl tile, floor, door, etc…)

• Maintain Angus Anywhere software for all tenant maintenance requests.

• Perform preventative maintenance and maintain records for all building equipment.

• Assist in all areas of building operations as needed.

• Responds and resolves emergency maintenance calls as needed. This requires availability for person being on-call and after-hours if necessary.

• Promote and maintain a safe work environment.

• Perform other duties as required by Chief Engineer or General Manager.

Qualifications & Experience:

• 2 years HVAC maintenance with an emphasis on preventative maintenance and trouble shooting

• Basic electrical, plumbing and HVAC skills

• 2 years general building maintenance (preferably in a multi-tenant office environment)

• Must have a valid drivers license and dependable transportation

• Troubleshooting and problem solving skills

• Experience with software program – Angus Anywhere preferred

• Computer Literate

Competencies:

• Planning and Organizing

• Excellent Customer Service skills

• Ability to function and excel within a teamwork environment

• Ability to prioritize work and be a self-starter.
