Property Manager Account Executive (Logan Square)
Westward Management is a private real estate company specializing in the management of homeowner associations. We are seeking energetic, knowledgeable, responsive director to join our team and manage an existing portfolio. The Account Executive is responsible to oversee daily property operations, prioritize and communicate building related issues, prepare annual property operating budget, analyze financial data for cost effectiveness and budget compliance, communicate monthly financial reports and quarterly operation reports.
Duties & Responsibilities
1. Work closely with Homeowners’ Associations to maintain, enhance, and create value for the asset.
2. Actively manage the relationships with vendor community, homeowners, and Westward Management.
3. Work closely with third-party service providers and other Westward Management constituent groups to ensure that assets are managed to yield optimal returns.
4. Report on performance, budget variances, homeowner arrears, association retention efforts, significant changes in the market and general property conditions.
5. Assist with the process of preparing property reserve contribution plans, operating and capital budgets and updating or re-forecasting same as necessary.
6. Analyze and monitor capital improvement and renovation programs, as required, for property maintenance, competitive positioning, or market repositioning.
7. Communicate continually with the senior members of the firm to apprise appropriate individuals of issues/decisions impacting the Association.
8. Follow contractual guidelines for managing the Association.
9. Assist with building operations and manage staff.
10. Determine specific service contract requirements, develop scope of work, solicit bids, evaluate proposals and monitor contract performance for all service vendors.
11. Periodically review performance specifications and pricing for all existing building contracts.
12. Coordinate all capital and building projects with appropriate staff and vendors.
13. Manage day-to-day problem solving and deal with building issues as they arise.
14. Evaluate current operations and implement necessary changes
15. Responsible for maintaining Board of Director relations.
16. Day-to-day contact, issue resolution, and general dealing with homeowner representatives.
17. Work to create necessary forms and systems for additional homeowner services and work order billing.
18. Coordinate all homeowner move-ins and move-outs.
19. Review plans and coordinate homeowner improvement projects.
20. Draft correspondence to homeowners regarding building issues and events.
21. Assist with financial management for property.
22. Oversee accounts payable and accounts receivable for the property, focusing on purchasing controls, contracts, approving bills, reviewing homeowner miscellaneous charges and monthly accruals.
23. Oversee homeowner collection efforts, update reports, work with outside counsel as needed.
24. Research significant monthly variances, and prepare necessary reports.
25. Assist in the quarterly reforecast and detailed variance reporting.
26. Monthly reporting: manager reports and ownership reports.
27. Performs other related duties as assigned.

Bachelor’s degree required. Incumbent must be detail oriented with the ability to multi-task and prioritize workload. Strong technical acumen. Proficiency in Microsoft Office tools (e.g. Excel, Word, PowerPoint). Requires strong planning and organizational skills. Demonstrates problem-solving and troubleshooting skills. Strong written and verbal communication skills. Excellent customer service skills, including strong listening skills and the ability to communicate and interact with individuals at all levels, both internally and externally. The incumbent must maintain a focused, flexible, organized and proactive manner.
